The Gardnerville Ranchos General Improvement District awarded Q&D Construction the first phase of a water pipeline replacement project in the southern portion of the District in the Ranchos. The first phase consists of approximately 17,300 lineal feet of new water main installation with new fire hydrants and new water services to your residential meter. The planned start date for the project is May 2022, with completion expected by the end of the year.
During construction, traffic impacts will be kept to a minimum. Residents should expect local detours, lane shifts, and periodic lane closures. Access to your property will be maintained at all times during construction.
Water shut downs will be intermittent during construction. Prior to any planned shut downs, Q&D Construction will notify the customer at least 48 hours prior.

Week Of November 21, 2022

Crews will continue installing services on Victoria Way.

Crews will be off Thursday 11/25 and Friday 11/26 for the Holiday weekend. We hope everyone has a safe and Happy Thanksgiving!

Week Of November 14, 2022

Crews will continue installing the water main on Tillman Ln. Tillman will be one lane traffic in certain areas.

Monday 11/14/22 there is a planned water outage on Renee Court while we connect the new line to the existing water line.  If your address is in the planned outage area you will receive a notification on your door. The water outage will begin at 7am until work is completed.

Renee Ct: 613-622

Tuesday 11/15/22 there is a planned water outage on Bluerock and Lisa. If your address is in the planned outage area you will receive a notification on your door. The water outage will begin at 7am until work is completed.

Bluerock Rd: 610-635

Lisa: 582-598

Two additional crews will continue working on services on Mary Jo Ln towards Victoria Ln the remainder of the week.

Week Of November 7, 2022

Crews will continue installing the water main on Tillman Ln. Tillman will be one lane traffic in certain areas.

Two additional crews will resume working on services on Mary Jo Ln towards Victoria Ln.

There is a planned water outage on Tuesday, November 8th. Residents on Lisa and Bluerock will be affected. If your address is in the planned outage area you will receive a notification on your door. The water outage will begin at 7am until work is completed.

Lisa: 582-598

Please be aware the shut off is weather dependent. If work is postponed due to weather, you will receive a cancellation notice.

There is a planned water outage for this Wednesday, November 2nd. Residents that live between the below addresses will be affected. The outage will begin at 7:00am until work is completed. If you are in the affected area you will be receiving a notification today.

Honeybee Ln: 1390- 1419

Leonard: 1427

Week Of October 24, 2022

Crews will begin installing the water main on Tillman Ln. Tillman will be one lane traffic in certain areas.

A second crew will be installing fire hydrants on Carmel and Leonard.

Crews will finish installing the water main down Leonard Rd. towards Bluerock. The second crew will continue installing services on Rancho Dr., Bluerock, and Rose Way.

At this time there are no planned water outages.

Crews will continue installing the water main down Leonard Rd. towards Bluerock. The second crew will resume installing services on Rancho Dr. towards the south end of Bluerock.

Week Of October 3, 2022

Crews will continue installing the water main down Carmel Way towards Leonard Rd. After completion of Carmel Way, installation begins on Leonard Rd.  The second crew will resume installing services on Rancho Dr towards Bluerock.

** There is a planned water shut down next Tuesday October 4th on Carmel Way from Patricia Dr to Leonard Rd.  You will receive a notification if your residence is in the affected area.  The shutdown will begin at 7:00am and remain in place until work is completed.

Week Of September 26, 2022

Crews will continue installing the water main down Carmel Way towards Leonard Rd. The second crew will be installing fire hydrants on Mary Jo and Victoria Dr.

Friday 9/30/22 — We will be grinding down Leonard Rd. and paving the south end of Long Valley and Rancho Dr.

Homeowners will be notified 48 hours prior to any planned water shut off.

Week Of September 19, 2022

Crews will continue installing the water main down Victoria Dr to Patricia, and from Patricia down Carmel. The second crew will continue installing water services on Rancho.  Homeowners will be notified 48 hours prior to any planned water shut off.

Week Of August 22, 2022

Crews will continue installing the water main on Bluerock and Rose Way. Rose Way will be closed to thru traffic. A second crew will be installing water services on Long Valley towards Rancho. Homeowners will be notified 48 hours prior to any planned water outages.

Week Of August 15, 2022

Crews will continue installing the water main on Bluerock towards Rose Way. A second crew will be installing water services from Jane towards Patricia. Homeowners will be notified 48 hours prior to any planned water outages.

**Traffic Update**

Long Valley will be one direction from Patricia to Jane with traffic flowing north bound. Bluerock will be closed to through traffic from Rancho to Rose.

Crews continue installing the main line on Rancho Rd between Long Valley and Bluerock. A second crew will be installing water services between Ann and Jane. Homeowners will be notified 48 hours prior to any planned water outages.

Week Of August 1, 2022

Crews will continue installing the water main down Long Valley heading towards Rancho. A second crew will begin installing water services starting at 684 Long Valley, working their way towards Jane. Homeowners will be notified 48 hours prior to any planned water outages.

Week Of July 25, 2022

Crews will continue installation of the water main on Long Valley towards Rancho. There are no planned water shut offs this week.

Long Valley is one direction from Rancho Dr. to Ann Way, with traffic flowing north bound only. Jane, Patricia, and Mary Jo Intersections are closed to through traffic.

Week Of July 18, 2022

Monday we will be paving Long Valley from Bluerock to Ann Way. Tuesday we will continue installing the water main from Jane Way heading towards Patricia Dr.

**Traffic Update**

Long Valley is one direction from Rancho Dr. to Bluerock, with traffic flowing north bound only. All intersections on Long Valley (Angora, Ann, Jane, Patricia, Mary Jo) will remain open to through traffic and north bound movements only. No southbound traffic.

Week Of July 11, 2022

Starting Monday 7/11/22 crews will begin replacing the fire hydrants along Long Valley, starting at Bluerock and working their way towards Jane Way.

Installation of water services will continue on Long Valley between Ann Way and Jane Way. We will be notifying affected residents of any scheduled water interruptions.

Week Of July 4, 2022

Due to the holiday weekend work will be suspended on Monday July 4th, resuming at 7:00am on July 5th.

Next week we will be working on services between Angora and Jane. At this time there are no planned water shut offs.

The new water main has been installed from Bluerock to Jane. Starting next week Jane Way will be closed to through traffic, the detour will take you to Patricia. Please see below map for details.

Week Of June 13, 2022
This week we continue installation of the water main down Long Valley in addition to installation of water services. At this time there is no anticipated impact to residents’ water.

This Thursday at 8:00am will be our monthly open door Q&A meeting at the GRGID office. This event provides you and your neighbors the opportunity to meet our team and discuss any questions or concerns you have regarding our project.

** Drinks and snacks will be provided!

Week Of June 6, 2022
Crews began installing the new water main on 5/24/22 at the corner of Blue Rock and Long Valley Rd, ending the week with roughly 700 ft. of new pipe in the ground.

This week we will continue excavation and install of new pipe on Long Valley as well as pressure testing previously placed pipe. We expect to begin installing new water services the week of June 20th.

Week Of May 16, 2022
Work will commence next Monday, May 23. We will begin potholing for existing utilities throughout the neighborhood, mainly on Long Valley Rd. Minimal impact to traffic will occur with no closures or detours.

The following week, May 31st, we will begin installing the new water main. We will start on the corner of Long Valley and Bluerock Rd, heading south on Long Valley toward the schools.

At this time some detours will be in place to minimize traffic flowing on Long Valley. Please follow any posted traffic detours if you do not live on Long Valley. If you live on Long Valley, access to your property will be maintained.

Week Of May 2, 2022
The project team will be available monthly to discuss any project related questions or concerns, and the schedule for those meetings is now set. The first meeting will be at 10:00 AM on May 19.

The project team will host a Kick Off BBQ for all Gardnerville Ranchos residents. The event will be on April 13, from 4 to 7 PM and it will be held at the GRGID office at 931 Mitch Drive.
