The Gardnerville Ranchos General Improvement District awarded Q&D Construction the second phase of a water pipeline replacement project in the southern and northwestern portion of the District in the Ranchos.  The second phase consists of approximately 11,000 lineal feet of new water main installation with new fire hydrants and new water services to your residential meter.  The planned start date for the project is August 2023, with completion expected by the end of the year

During construction, traffic impacts will be kept to a minimum. Residents should expect local detours, lane shifts, and periodic lane closures. Access to your property will be maintained at all times during construction.

Water shut downs will be intermittent during construction. Prior to any planned shut downs, Q&D Construction will notify the customer at least 48 hours prior.

Week of 12/11/23

Monday 12/11/23 we will be paving Bumblebee.

Our service crews will begin installing and connecting water services on Berry Ln.

Additional crews will be prepping for concrete throughout the neighborhood. Concrete will be poured on Wednesday 12/13/23.

Our mainline crew will finish installing the water main on Berry Ln.

Due to the holiday weekend we will only be working Monday-Wednesday.

Continue road rehab on Phase 1 of the project will take place on Monday, November 13th, Thursday, November 16th, and possibly Friday, November 17th. The paving schedule will be weather dependent.  Please follow all No Parking signage.  If your vehicle is parked on the street during work hours it will be towed.

Construction Update

Work on Phase 2A Gardnerville Water Line Replacement job will begin on Monday 7/24/23 at 7:00am.  We will begin working on Kingston Way between Manhattan Way and Monarch Ln. We will be surveying, milling the road, and begin installing the new water mainline.

June 3 – UPDATE

**Traffic Update**

Long Valley is one direction from Rancho Dr. to Bluerock, with traffic flowing north bound only. All intersections on Long Valley (Angora, Ann, Jane, Patricia, Mary Jo) will remain open to through traffic and north bound movements only. No southbound traffic.

Starting Monday 7/11/22 crews will begin replacing the fire hydrants along Long Valley, starting at Bluerock and working their way towards Jane Way.

Installation of water services will continue on Long Valley between Ann Way and Jane Way. We will be notifying affected residents of any scheduled water interruptions.

Week Of July 4, 2022

Due to the holiday weekend work will be suspended on Monday July 4th, resuming at 7:00am on July 5th.

Next week we will be working on services between Angora and Jane. At this time there are no planned water shut offs.

The new water main has been installed from Bluerock to Jane. Starting next week Jane Way will be closed to through traffic, the detour will take you to Patricia. Please see below map for details.

Week Of June 13, 2022
This week we continue installation of the water main down Long Valley in addition to installation of water services. At this time there is no anticipated impact to residents’ water.

This Thursday at 8:00am will be our monthly open door Q&A meeting at the GRGID office. This event provides you and your neighbors the opportunity to meet our team and discuss any questions or concerns you have regarding our project.

Week Of June 6, 2022
Crews began installing the new water main on 5/24/22 at the corner of Blue Rock and Long Valley Rd, ending the week with roughly 700 ft. of new pipe in the ground.

This week we will continue excavation and install of new pipe on Long Valley as well as pressure testing previously placed pipe. We expect to begin installing new water services the week of June 20th.

Week Of May 16, 2022
Work will commence next Monday, May 23. We will begin potholing for existing utilities throughout the neighborhood, mainly on Long Valley Rd. Minimal impact to traffic will occur with no closures or detours.

The following week, May 31st, we will begin installing the new water main. We will start on the corner of Long Valley and Bluerock Rd, heading south on Long Valley toward the schools.

At this time some detours will be in place to minimize traffic flowing on Long Valley. Please follow any posted traffic detours if you do not live on Long Valley. If you live on Long Valley, access to your property will be maintained.

The project team will be available monthly to discuss any project related questions or concerns, and the schedule for those meetings is now set. The first meeting will be at 10:00 AM on May 19.

All meetings will be held at the GRGID office located at 931 Mitch Drive. The full schedule of monthly meetings is in the flyer below. We hope to see you there!

The project team will host a Kick Off BBQ for all Gardnerville Ranchos residents. The event will be on April 13, from 4 to 7 PM and it will be held at the GRGID office at 931 Mitch Drive.
