The West Campus facility at Saint Mary’s Regional Medical Center is a 215,000-sf, 6-story medical office tower with a 1,090-car, 8-level parking structure surrounding an elevated, landscaped plaza. The tower components include the 45,000-sf Saint Mary’s Center for Health & Fitness, a 10,600-sf outpatient imaging center, a 13,100-sf oncology center, laboratory, 120-seat auditorium for staff and community education, physical therapy, women’s diagnostic center, 4,100-sf executive physicals and administrative offices, and physician offices.
Q&D worked alongside the client and the design team to deliver this project within budget while keeping the architectural character of the project and maintaining high quality expectations. The team examined value engineering and constructability solutions that abbreviated schedules, minimized impacts to staff and patients in adjacent buildings on the active medical campus, and reduced costs.
For example, the parking garage schedule was reduced to 11-months through the use of a “self-climbing” wall form system. The cost of stone cladding was reduced by using a supplier to custom-fabricate a lightweight, stone-clad panel which eliminated 90% of the scaffolding, gave the same appearance as hand-applied stone, and was available on schedule.
Saint Mary’s agreed that Q&D self-performing the critical path concrete work was the best approach for the project to control costs and further reduce the project delivery schedule. For example, on the plaza area of the project, designed to be a podium for future medical office building construction as well as new covered parking, Q&D crews completed a single pour totaling 1,100 yards. The design constraints required a single pour; a team of 34 concrete masons and 4 carpenters placed and finished the 21,000-square-foot, post-tensioned slab with structural beams, working outside of regular crew hours in order to secure the batch plant exclusively for one pour.
