Ritz-Carlton Highlands Lake Tahoe

The massive and complicated Ritz-Carlton Highlands, Lake Tahoe has stayed on its aggressive schedule, thanks in part to a dilegent preconstruction team. With construction documents developed in only 9 months, the preconstruction team of QD/Swinerton kept pace with design team updating estimates and provided ongoing value and schedule analysis and constructability reviews on a regular basis. Meanwhile back at the site, project leaders have shown excellence at altitude, keeping the project on schedule despite the short Tahoe building season and various environmental constraints.

System HighlightsAlthough the project was not designed in BIM, Q&D/Swinerton realized the tight spaces and complex mechanical and electrical systems needed 3D coordination, so the team employed BIM for clash detection.

Finish HighlightsEnvironmentally friendly features on the project inlcude all underground parking, minimal site disturbance, use of native stone materials, green roofs, energy efficient systems and fixtures and reclaimed materials. The project even includes alternative transportation access - you can catch a gondola for a ride from the resort village to the hotel, which reduces traffic on the mountain.
